PLEASE HAVE HOMES PICTURE READY UPON ARRIVAL
Upon arrival if rescheduling is needed a travel fee of $50 will incur.
If you need to reschedule, please call us as soon as possible as a courtesy to our other clients that day and our photographer’s very busy schedule.

PLEASE DO NOT SCHEDULE ANY OTHER SERVICES

(landscapers, cleaning services, Empire, carpenters, handymen, etc.) at the time of our appointment. It is extremely difficult working around all these people and their items.

Payment Schedule and Method

Payment and scheduling is done through my website – Photos will not be released until payment has been received and cleared.

Cancellation Policy
No cancellation fees will apply.

I am the first to understand that life happens, things come up.

If you need to cancel, please call us as soon as possible as a courtesy to our other clients and our photographer’s very busy schedule.

We do book up and we book up fast during the summer. Please book as far out in advance to guarantee an appointment spot!  I am about 3 business days out.

Edited HDR images will be delivered by 8pm next business day.

Any photoshoot located further than my 30 mile radius from the studio location of Crest

Hill/60403 will incur a travel fee of $50.

If we are heading to Chicago, please try to schedule between the hours of 10-2pm. Chicago rush hour traffic is extremely difficult to work around on a tight schedule. Basic Photoshop enhancement or removal is $10 per item.

***The AGENT(s) expressly agree(s) to take best efforts to provide [Photographer) and Photographer’s staff with safe and appropriate working conditions. In the event of circumstances deemed by either [Photographer] or a bystander to present a threat or implied threat of injury or harm to [Photographer] staff or equipment,  the  [Photographer] reserves the right to cancel all services remaining under this Agreement and leave the event. 


*It is understood that Photographer is only liable for services completed and provided by Photographer and cannot be held liable for the services of other contracted vendors. It is understood that in no event shall Photographer be liable for consequential damages of any kind. NO OTHER SERVICES AT THE TIME OF OUR APPOINTMENT.


*All documentation created and provided to AGENT is owned and copy written by Agent. All photos and images taken by Photographer and/or his/her assistant remain the sole, copyrighted, intellectual property of AGENT.  AGENT may reproduce, use, and distribute the photos and images for any personal, business, marketing, or studio purpose.

Preparing your Home/Property for Listing Pictures

NO STORAGE PODS or dumpsters in the driveway.

1. Declutter and Depersonalize:
- Remove any unnecessary or personal items from surfaces, such as countertops, tables, and shelves. This helps create a clean and spacious appearance.


2. Deep Clean:
- Thoroughly clean each room, including floors, windows, countertops, appliances, and bathrooms. Pay attention to details like removing fingerprints, dusting, and ensuring everything is spotless.


3. Organize and Stage:
- Arrange furniture in a way that maximizes space and flow. Consider removing or repositioning certain items to create an inviting atmosphere. Add tasteful decor and accents to enhance the visual appeal.


4. Lighting:
- Ensure all light fixtures are in working order and replace any burnt-out bulbs. Open blinds and curtains to let in natural light, maximizing brightness in each room.


5. Clear Surfaces:
- Remove any unnecessary items from countertops, tables, and tops of furniture. Store them neatly in cabinets or drawers to create a clean and minimalistic look.


6. Freshen Up:
- Add fresh flowers, plants, or fruit bowls as natural accents to inject life into the space. Ensure that any indoor plants are well-maintained and in good health.


7. Exterior Curb Appeal:
- Tidy up the front yard by mowing the lawn, trimming shrubs, and removing any debris.
Clean the driveway, walkways, and exterior surfaces. Consider adding some potted plants or flowers near the entrance for a welcoming touch.


8. Outdoor Spaces:

- Clean and declutter any outdoor living spaces, such as patios or decks. Arrange outdoorn furniture in an inviting manner and add cushions or accessories to create a cohesive and appealing look.


9. Remove Personal Items:
- Hide personal items such as family photos, children's artwork, and personal memorabilia. This allows potential buyers to envision themselves living in the space.


10. Pets:
- Temporarily relocate pets and their belongings during the photoshoot. This ensures a clean and pet-free environment for the photos.


11. Pre-Photoshoot Check:
- Before the photographer arrives, do a final walkthrough to ensure everything is in place and well-prepared.


Double-check for any last-minute cleaning or tidying that may be required.
Remember, first impressions are crucial when potential buyers view your property online.
By following these steps, your real estate listing photos will showcase your property in the best possible light, maximizing its appeal and attracting interested buyers.
